Buying Process

#1 Initial consultation: - Your goals are our goals.  Before you even started looking for a new home, there were probably some things you said you absolutely HAD to have. Sure, we've all got general things like a certain price range, school district, or a number of bedrooms we want, but there are those special things that can make or break a house.  We like to sit down with you in person to find out what is most important to you in this process and understand your unique situation so we can custom tailor our services to achieve your goals and make this the best possible experience for you.

#2 Get Pre-Approved - If you are going to be financing your purchase, selecting a mortgage professional who will guide you through the approval process with minimum stress and complete your loan on time is essential.  We can recommend trusted mortgage lenders who share a common commitment to your successful real estate transaction. 

#3 Finding Your Home - We all know there's no such thing as a "perfect" home, but let's just say, for the sake of argument, there is. What would your perfect home look like?  Would it have a chef-quality kitchen? A spa-like bathroom? A tranquil backyard retreat? We all have things that make our house our home.  When we know what you want in your “perfect” home we can find the one that's just right.  We use our in-depth market knowledge to identify the top homes for you and coordinate full service showings tours.

#4 Going Under Contract - We take pride in being able to confidently and intelligently negotiate for our clients.  Since our team does a high volume of business, it assures that we have an accurate pulse on the current and ever-changing real estate market to determine which offer strategies are most successful.  We will consult with you on the different options to help you make an educated and strong offer to meet your individual goals.  

#5 Home Inspection - The next step is to schedule your home inspection.  We always recommend an inspection with a certified home inspector, who is unbiased and working for you.  We have a list of trusted inspectors we will be happy to share with you.

#6 Appraisal – Your appraisal is one of the final steps to the lending process.  The appraiser’s job is to compare the home to others in the area of comparable type and size.   Your lender reviews the report to be sure they are satisfied with the value of the home, and will provide you with a copy of the report.  If the value comes in low, more negotiations may be required.  If you are not getting a loan on the property, you still have the right to get an appraisal of the property to validate the value of your purchase.  

 #7 Closing Day - It’s finally here! Congratulations!  We will have walked with you closely throughout your transaction and you are ready to move in!  You will want to make sure you have your funds ready and bring copies of your driver’s license or an alternative photo id with you.  We will be there with you at the closing to sign the final papers!
